Re: SUB - 2015 -00044 Riverview
Dear Mr. Perez:
We have reviewed the Preliminary Plat for Riverview, with a seal date of March 2, 2015, as
submitted by Roger W. Ray & Associates and offer the following comments:
1. The Engineer must verify that adequate sight distance is available for the proposed
entrance. A plan and profile of the sight lines should be provided in accordance with
"Intersection Sight Distance" section on page F -35 and Table 2 -7 in Appendix F of
the Road Design Manual.
2. Note 15 should be removed from Sheet 1.
3. The culverts under the proposed right -of -way (ROW) shall be confined within the
ROW and should not extend into the mitigation/rain garden areas.
4. Culverts are typically located at low points. The need for numerous culverts should be
explained.
5. The ROW to the north side of Riverview Drive should be uniformly shown 25' from
the centerline (along the portion of road within the residue parcel T.M. 42 -1 69.16
Ac.).
The following comments should be addressed in the Road Plan submittal:
I. The road shall be designed in accordance with Appendix B (1) of the Road Design
manual as well as the Secondary Street Acceptance Requirements (SSAR).
2. The proposed culverts should be designed in accordance with Chapter 8 of the
Drainage Manual. (i.e.: sizing, allowable headwater, outlet velocities)
3. Ditches should be designed in accordance with Chapter 7 of the Drainage Manual
(i.e. capacity, ditch lining )
4. The profile for Riverview Drive should also be provided.
5. Signage should be provided ( "No Parking ", "Stop" etc.)
b. Maintenance of Traffic Plan should be provided.
7. Additional comments may be generated during the Road Plan review.
