[Comment] Groundwater Tier II review is required for all plats showing lots less than 21 acres; however, it does not appear the $330 fee was ever paid for this plat. Rather the fee was checked off on the application but there is no record of the fee being paid in Countyview. If the applicant has a receipt of the fee being paid, please provide the check number. The plat cannot be approved until this item is addressed. 2. [14 -304] Critical Slopes. As proposed Lot B will have no way to access it's building site without disturbing critical slopes. If it is the applicant's intent to continue with this design please submit a critical slopes waiver for review prior to approval of the plat. Otherwise revise the plat to allow Lot B to access it's building site without disturbing critical slopes. It may be appropriate to show how the revised design will avoid critical slopes in an exhibit. [14- 302A(16)] Dam break inundation zones. Revise note A to replace the term `Dam Inundation Zone" with "Dam Break Inundation Zone". [14 -309 & 14 -3101 Soil evaluations & Health director approval of septic systems. The submitted soils evaluations were forwarded to the Health Department, pending their approval. The plat cannot be approved until their approval is received. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 6. [Comment] This plat is "step 1" in a 3 step process. This plat shall be approved and recorded 1St, prior to approval of the consecutive plats. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
