Subject: SUB201500076 Oppenheimer — Family Division
The Planner will recommend approval of the plat referenced above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
Planning
1. [Chapter 18, Section 4.2.2(a)(1)] The building sites shown on TMP 86 -10 and within the 1.00 acre area being
added to Parcel A do not comply with the rectangular shape required by this section. Please revise the shape of
each building site according to this section.
2. [Section 14- 302(A)(9)] Please add a note that states each parcel contains a building site that complies with
Section 4.2.1 of the Albemarle County Zoning Ordinance.
3. [Section 14- 302(A)(4)] Please show the name of the owner of record (R.A. Yancey Lumber Corporation) for the
easement in DB 423, PG 329.
4. [Section 14- 302(A)(6)] Please revise the label of the "New 30' Ingress /Egress Esm't" to instead show a "Private
Street." The required frontage for the revised Parcel A must be provided by a private street.
5. [Section 14- 302(B)(7)] Please revise Note 8 to indicate that the South Fork Rivanna Reservoir is a water supply
watershed.
6. [Section 14- 303(D)] Because the plat found in DB 3781 PG 632 -639 was recorded in the circuit court, a
correction note cannot suffice to vacate it. In this case, there are two options to move forward — either vacate the
plat under the applicable procedure outlined in Section 14 -212.2 or update the parcel summary table to include
TMP 85 -66 and show that Parcel A is coming from Parcel 66.
7. [Section 14- 303(N)] Please add the statement from this section as a note to the plat.
8. [Section 14 -309 and 3101 Soils information has been transmitted to the Health Department. I will let you know as
soon as I receive information back from them.

be found at www.albemarle.oriz/couniycode.
In accord with the provisions of Section 14- 229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address
all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily
withdrawn.
