Project Proposal
The proposed project for 2335 Seminole Trail includes the following:
• Renovating the existing multi-business shopping plaza into a state of the art Medical
Office Building.
• Exterior construction to include:
o Update the buildings front façade with a new design that creates a new identity.
This architectural work will be more skin oriented as the building structure will not
be altered. The current canopy and gable entries will be removed including the
brick gables at the existing parapet wall. A new canopy will be located over the
existing front walk. New storefront windows (either white or mill finish)will
replace the old storefront re-using the existing openings. A new cornice will run
across the façade of the building on the west, south, and east sides just below the
existing soldier course. The project will reuse the existing brick on the top half of
the façade and complement it by adding a new siding to the lower half from the
height of the existing canopy to the ground level.
o A new main entry will include a canopy for vehicular drop-off. The footprint of the
entry and landscape will occupy approximately the space of 5 parking spaces. It
will include the addition of landscaping that will help soften the Entry and relieve
the stark impression of the existing façade.
o A new stair tower located in the rear of the building allowing for additional egress
will not be easily visible from US 29.
o Replacing the existing rooftop HVAC with new smaller units that we will be
located towards the rear of the building thereby improving upon the current site
lines from Rt. 29
• Interior work to include:
o Vastly upgrading the current space with medical offices and procedural rooms.
o A new entry main that allows access to medical offices.
o Keeping a restaurant on the western side of the building but upgrading it with
new windows and new entry.
This project is compatible with the surrounding area in that it does not change the footprint of the
existing condition. Also switching uses from shopping to medical mall does not intensify traffic nor
the need for additional parking.
We believe the development will vastly improve the current condition of the site as a somewhat
pell-mell shopping mall. The building's character will be transformed through careful design, study
of proportion and material choice. In turn, the public would benefit from a new updated building
design contributing to the character along the major 29 corridor.

Environmental Impact
Since the Scope of Work involves mainly an interior space and façade renovation we don't see
any Environmental Impact on this site. The developer would consider working with the city to
improve the environmental impact by cutting down on paving surrounding the site and replacing it
with a green buffer between the building and Route 29.
Brinkman & Co. and BRW Architects look forward to working with the County to facilitate the
needs of the community.
