Re: SDP -2015 -00020 Inglewood Terrace
Dear Mr. Perez:
We have reviewed the Inglewood Terrace Initial Site Plan, dated April 20, 2015, as submitted by
Shimp Engineering, and offer the following comments:
1. A signature on each sheet by a professional engineer is necessary or the plans should be
clearly marked "Preliminary ".
2. Reference of all previously approved waivers, rezoning's etc. should be provided along
with the date of approval, approving entity, and the zoning reference number.
3. The latitude and longitude of connections to a VDOT maintained roadways should be
provided (i.e. Inglewood Court).
4. The horizontal & vertical datum should be provided.
5. The road numbers and posted speed/regulatory speed limit of all existing VDOT
maintained roadways that are being connected to the development should be provided.
6. The existing and proposed edge of pavement, roadway centerline, curb type, proposed
and existing signage, as well as proposed and existing utilities should be clearly labeled.
7. The centerline radii should be labeled in plan view.
S. The points of curvature and tangents should be labeled in plan view.
9. All existing and proposed easements should be clearly labeled. Include the use, legal
reference and bearings and distances.
10. Centerline stationing should be provided on sheets C3 & C4.
11. WE recommend a YIELD sign on Inglewood Court to create a smooth through
movement and efficient operation.
12. Since the private street is proposed within an existing public right -of -way (ROW) we
recommend vacating a portion of the existing ROW to the intersection of Inglewood
Drive and Inglewood Court.
13. Intersection sight lines should be shown at the intersection and a sight distance profile
should be provided.
14. Additional detail should be provided at the intersection of Inglewood Court and
Inglewood Drive ( i.e.: existing edge of pavement, spot elevations, curb labeling, storm
inlet type, throat length, and the existing typical section of Inglewood Drive }.
15. Sidewalks should be a minimum of 3' behind the back of curb.
16. Standard details should be included in the plan set (i.e.: detail showing the method of
connecting to an existing storm sewer structure).
17. A roadway typical section detail should be provided.
18. The typical pavement section proposed will need to meet or exceed the existing typical
section of Inglewood Drive.
19. A maintenance of traffic (MOT) plan should be provided.
20. Drainage profiles and computations should be provided. Also the adequacy of the
existing structure, on Inglewood Court, should be checked. An additional inlet, south
bound lane, may be necessary.
21. Signage should be provided.
22. The stormwater management plan and the erosion and sediment control plan should be
submitted for review. This could be submitted separately.
