Code Chapter 14) 1. Sheet 1 — Revise second stream crossing Note: Ref Section 17- 604.A. /C., rather than Section 17 -320D. 2. Sheet 1 —Last stream crossing Note: Include date of Stream Buffer Mitigation Plan by Water Street Design Studios, if plan exists. If plan exists, submit. If plan proposed, see item #8. 3. Sheet 1 — Correct (TMP 86 -107) Residue Lot to read H -8R, rather than H8. 4. Sheet 1 — Revise (seventh) general note to limit stream buffer disturbance to minimum necessary to construct DRIVEWAY. New 30' shared access easement confers no land disturbance right beyond minimum necessary to construct an approximate 10' wide driveway. All restrictions found at Section 17- 604.A. /C. apply. Except for limited land disturbance privilege within the landward fifty horizontal feet minimally required to construct approximate 10' wide driveway, no additional land disturbance within stream buffer is permitted. Mitigation of stream buffer impact with live plantings is only other acceptable disturbance activity within stream buffer. 5. New 30' shared Access Deeded Easement: Parcel H -8D to Parcel H -8R: Include limiting language (comment #4 guidance). Approximate ten (10) ft wide land disturbance (see reference plat) is permissible. 30' shared Access Deeded Easement lies within a protected stream buffer. Albemarle County ordinance, applied in this instance, allows minimal land disturbance required to construct approximate a 10 -ft wide driveway. Any other land disturbance activity, including soil stockpiles or storage of fuel or equipment, temporary or otherwise, is prohibited. 6. Sheet 2 — Provide land hooks that join parcel X and Lot H8D. 7. Sheet 2 — Provide bearing/distance ties to boundary line irons (IF), line segments L1, and L10. 8. Boundary Line Adjustment Approval requires Mitigation Plan review and approval. Provide Stream Buffer Mitigation Plan (Water Street Design Studios, or other). 9. 10' wide driveway bed is estimated to impact 5,745 SF of stream buffer. Provide 2:1 mitigation for 6,000 SF, at 12,000 SF (4.4 %, additional incidental grading). —26 -May 15 letter (Clint Harmon/RGA) 10. Engineering confirms the new location of the shared access easement/proposed driveway alignment within landward 50 horizontal feet of stream meets conditional standards.
