The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to or with the final
plat, evidence satisfactory to the agent that the entrance of the principal means of access for each lot onto any
existing public street complies with Virginia Department of Transportation standards. Please provide this
documentation.
2. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a private street
maintenance agreement for the proposed private street for review and approval from County Attorney.
A template for such an agreement is attached.
[14 -309; 14 -310; 14 -416] Soil evaluations. Health director approval of individual private wells and /or
septic systems. Individual private wells and septic systems. A Primary and reserve drainfield for each
parcel is required. Provide the results of percolation tests or other methods of soil evaluation used to
determine the suitability of the soil for septic systems with conventional drain fields, so that the agent
can then forward them onto the health department for review and approval for Lot 1 and Lot 2.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a
revised final plat to address all of the requirements within six (6) months after the date of this letter the
application shall be deemed to have been voluntarily withdrawn by the developer.
