(See Following Page for Comments) SUB2014000186: Estes Park - Phase II - Final Plat  1. This site plan is within the Authority’s jurisdictional area for:  A. Water and sewer B. Water only C. Water only to existing structure D. Limited service  2. An 8 inch water line is located on site. 3. Fire flow from, nearest public hydrant, located distant from this site plan, is Gpm + at 20 psi residual.  4. An 8 inch sewer line is located on site. 5. An Industrial Waste Ordinance survey form must be completed.  6. No improvements or obstructions shall be placed within existing or future easements. 7. and plans are currently under review. 8. and plans have been received and approved. 9. No plans are required. 10. Final water and sewer construction plans required for construction approval. 11. Final site plan may/may not be signed. 12. RWSA approval for water and/or sewer connections. 13. Engineering comments are usually reserved for the site plan review stage. Subdivision plats should correctly show ownership of properties and existing easements. Recordation of new easements should occur before dedication to and acceptance by the ACSA. The ACSA can review the proposed subdivision plat and determine if it is included in the jurisdictional area for water and/or sewer service. Water and/or sewer connections to the ACSA system are allotted on a first come, first served basis at the time connection fees are paid. The ACSA does not reserve capacity in its system for a specific project. Comments  Sheet 4A: Re-label all ACSA sanitary sewer easements as “New Variable Width Sanitary Sewer Easement Hereby Dedicated to the ACSA.”  Sheet 4A: Call out all existing Phase I ACSA easements with deed book and page numbers.  Sheet 4A: Revise the proposed sanitary sewer easement on Lot 47 and TMP# 32-33 (north of Lot 47). The easement shown does not match the sanitary sewer alignment on the approved plans.  Sheet 4A: The existing sanitary sewer easement on TMP# 46B4-5A (listed as Deed book 4417 Page 273 for the end of the line sanitary sewer manhole) does not match the approved sanitary sewer alignment.  Sheet 5A: Re-label all ACSA sanitary sewer easements as “New Variable Width Sanitary Sewer Easement Hereby Dedicated to the ACSA.”  Sheet 6A: Re-label all ACSA sanitary sewer easements as “New Variable Width Sanitary Sewer Easement Hereby Dedicated to the ACSA.”  Sheet 6A: Provide an easement from the proposed “New 20’ ACSA Waterline Easement” in the Emergency Access to the public right of way for Moubry Lane (across TMP# 46B4-03—E).
