Subject: SP 2015 -00024 Field School of Charlottesville — initial comments
Consider the following comments:
1. The SP should be applicable to the 25 acres portion of the property. A better line showing the
approximate 6 acres for the proposed dwelling should be shown so that there is a better
distinction than just a note on the Concept Plan. This will help especially regarding the location
and applicability of the proposed 75' landscaped buffer.
Provide a proposed plat so that we know how much of the 25 +/- acres will be applicable to the
SP.
Please remember that the 6 acres and the 25 acres can be created as a Rural Subdivision
where both lots have 500' for road frontage on Route 654 because it is a major rural road per
the Subdivision Ordinance.
2. Bottom right of Page 2 of the Concept Plan should be revised to call it SUP CONCEPT PLAN
and not APPLICATION PLAN.
3. Revise the Concept Plan to state that the new drive way is for a single family dwelling entrance.
4. Is the existing entrance to the site at the northwest of the property to be closed or remain
open? Either way a note should be provided to reflect what is proposed with the existing
entrance.
