[Comment] For reference, these applications are numbered SUB201500049 through SUB201500062. SUB201500049 is for TMP61 -41 H and they proceed in order down Hydraulic Road to SUB201500062 for TMP61 W3 -21 A. 2. [14- 302(A)(1)] Name of subdivision. Add "Dedication" after "Right of Way" in the plat title. Rev1: Comment addressed. 3. [14- 302(A)(9)] Building sites on proposed lots. Add a note stating that the subject parcel contains a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. Rev1: Comment not addressed. Comment still valid. 4. [14- 302(B)(5)] Zoning Classification. Add Airport Impact Area (AIA) and Entrance Corridor (EC) to the zoning note. Rev1: Comment addressed. 5. [14- 302(B)(7)] Reservoir watershed. Revise the note regarding the watershed to indicate that this property is not located within a water supply protection area. Rev1: Comment addressed. 6. [14- 303(C)] Boundary lines. Provide the dimensions of any exterior boundary lines that are shown. Rev1: Comment not addressed. Comment still valid. 7. [14- 303(D)] Acreage of lots. Provide the square footage of the parcel before and after the ROW dedication. This is not necessary for SUB201500061 (TMP61 W1- 10000) as that parcel has no acreage noted in CAMA. Rev1: Comment addressed. 8. [14- 303(H)] Monuments. Provide the location and material of all permanent reference monuments. Monuments found or installed prior to plat recordation may be referred to if they are permanent and undisturbed. If any monument required by this chapter will be installed after recordation of the final plat, the certification of the professional engineer or land surveyor shall so note. Rev1: Comment not addressed. Comment still valid. 9. [14- 303(1)] Bearing and distance ties. Provide a definite bearing and distance tie between not less than two (2) permanent monuments on the exterior boundary of the property and further tie to existing street intersection where possible and reasonably convenient. Rev1: Comment not addressed. Comment still valid. 10. [14- 303(L)] Public utility, drainage and sight distance easements. Verify that all public utility, drainage and sight distance easements have been shown. Rev1: Comment not addressed. Comment still valid. 11. [Comment] This plat cannot be approved until ACSA and Engineering complete their review; comments will be forwarded upon receipt. VDOT comments have been provided. Revi : Comment not fully addressed. Engineering has completed their review and has no objection to all applications except SUB201500059; comments will be forwarded. ACSA and VDOT review is pending; comment will be forwarded upon receipt. The following comments apply to specific applications as noted: 12. [14- 302(A)(3)] Existing or platted streets. Clarify if a private street easement exists for Turtle Creek Road. If so, provide the location and width on SUB201500060 (TMP61 -44A) and SUB201500061 (TMP61W1- 10000). Rev1: Comment not addressed. Comment still valid. 13. [14- 302(A)(6)] Alleys and shared driveways. Provide the location and dimensions for any shared driveway easements on SUB201500054 (TMP 61 -41 D), SUB201500055 (TMP61 -41 C), and SUB201500056 (TMP61- 41 B). Rev1: Comment not addressed. Comment still valid. 14. [14- 302(B)(5)] Zoning Classification. Add ZMA200500006 and its associated proffer to the zoning information provided for SUB201500060 (TMP61 -44A). Rev1: Comment addressed. 15. [14- 302(B)(5)] Zoning Classification. The zoning information for SUB201500061 (TMP61W1- 10000) is incorrect, please revise it to say the parcel is zoned R -10, not C1. Revi : Comment addressed. 16. [14 -312] Location of existing buildings. Show the location of any existing buildings within 50' of the proposed lot lines. The location(s) must be shown on the plat to verify that setbacks are satisfied. The ordinance does allow for setbacks to be non - conforming in the case of public dedication, but it should be shown on the plat. This is applicable to SUB201500052 (TMP61 -41 F), SUB201500053 (TMP61 -41 E), SUB201500054 (TMP61- 41 D), SUB201500055 (TMP61 -41 C), SUB201500059 (TMP61 -44B), and SUB201500060 (TMP61 -44A). Rev1: Comment no longer valid; setback requirements have been modified by a Zoning Text Amendment since the initial review.
