Stevens, LS (astevens@a meridianwbe.com) From: Ellie Ray, PLA, Senior Planner Division: Planning Date: August 14, 2015 Subject: SUB 201500134 The Crozet Baptist Church — BLA Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)(3)] Existing or platted streets. Provide the width of Saint George Avenue. 2. [14- 302(A)(10)] Right of further division of proposed lots. Development rights are not applicable to land zoned R -2; please remove note #9. 3. [Comment] Yards. Note #5 provides setback and yard information for "non - infill" parcels, while it appears these parcels would be defined as "infill" (this will be determined by Zoning at the time of any building permit). However, yard information is not required on a boundary line adjustment plat and setbacks do not appear to be violated by the proposed lot lines; remove the setback note or verify with Zoning which standard applies (infill /non - infill) and revise the note accordingly. 4. [14- 302(B)(7)] Agricultural- forestal district. Add a note indicating that this property is not located in an ag- forestal district.
