Box 1567 Charlottesville, VA 22902 Re: Proposed Phase II, Inglecress - Determination of Parcel of Record Dear Ms. Long: This serves to confirm in writing for the record, my determination on the above noted item. It is my opinion that the subject 10.4 acre property was not a separate lot of record on the date of adoption of the zoning ordinance. This determination is based on the information submitted by your firm in the memorandum of March 14, 1988. As you are aware, this decision may be appealed to the Board of Zoning Appeals in accordance with Section 34.3 of the Zoning Ordinance. This determination included the following considerations: 1. The realignment of Rt 601 (.Owensville Road) did not operate to merge the subject property into the North Farm. 2. The realignment of Rt 601 did operate to physically separate the subject property from the remainder of the Inglecress property. However, this physical separation does not solely cause division of this property from the remainder of the Inglecress property. 3. None of the attached deeds or plat dated prior to the date of adoption of the Zoning Ordinance (December 10, 1980) reference the subject property as a separate parcel. ,,,,Ms,,. <Jane Long July .26, 1989 Page 2 If I can be of further help to you, please give me a call.
