Box 559 Charlottesville, VA 22902-0559 RE: Tax Map 18, Parcel 40 Determination of Development Rights Dear Mr. Cochran: The above referenced parcel appears to have five theoretical development rights based on our Zoning Ordinance Section 10.3.1, (attached). According to our records there has been no legal subdivision of this parcel since December, 1980. The last subdivision action was December 18, 1973, for Susan R. & L.P. Coughlin. Therefore, with 107.730 acres the maximum development potential could be nine lots including 21 acre parcels. In order to utilize these rights all of the applicable Zoning and Subdivision Ordinance regulations must be met. If you are aggrieved by this decision, you have a right to appeal the notice within thirty days in accordance with Section 15.1-496.1 of the State Code, or the decision shall be final and unappealable. Such appeal shall be taken within thirty days after the decision appealed from by filing with the zoning administrator, and with the board, a notice of appeal specifying the grounds thereof.
