Subject: SDP201200055 Old Trail - Block 11- Minor Site Plan Amendment
The Planner for the Planning Services Division of the Albemarle County Department of Community Development will
recommend approval of the plan referred to above when the following items have been satisfactorily addressed. (The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review.)
Albemarle County
Planning
1. Please revise the plan to show the building window for lots 8-11 and lots 28-32 to verify the setbacks, building
separation and lot coverage.
2. Please revise the widths of right-of-way in the “Spatial Enclosure Ratio” table on Sheet 2 for Claremont Lane,
Old Trail Drive and Glen Valley Drive to reflect the widths of right-of-way shown on Sheet 4.
3. Please revise the table on Sheet 2 titled “Code of Development Regulations approved for Old Trail Village” to
show a required front setback of 5 feet and a required rear-yard setback of 5 feet.
Fire/Rescue
1. The entrance radii need to be 25’, the one interior radii doesn’t affect our travel way so it can stay.

Virginia Department of Transportation (VDOT)
1. There should be a minimum of 3 feet of right of way behind the back of the curb at the intersection of Glen Valley
Dr and Old Trail Dr.
[Planning Comment] Please show the edge of right-of-way between Block 11 and Old Trail Drive and reflect this change
on both the plat (SUB201200109) and on the minor amendment (SDP201200055).

The first site plan minor amendment submittal (SDP201200055) submitted 29 August 2012 has
received Engineering Review and does not appear to meet Albemarle County minimum checklist
items for approval. This review does not include a review of Erosion & Sediment Control (ESC)
or Stormwater Management (SWM). Modifications proposed to the approved subdivision plan
(SUB2012- 00008) require modifications to the ESC and SWM for this block to be addressed
before approval of this proposed minor amendment. Please adequately address the following
comments for minor amendment approval:
Title Information
1) Final amendment submittal will need to be signed and dated by a professional
engineer.
Proposed Plan View Information
1) Please verify proposed width for Wheatfield Court. Sheet 6 indicates 25' R/W;
sheet 4 indicates 23' R/W.
2) Per ZMA2004 -00024 proffer 7H, please indicate proposed 18' long parking area
at grade < 8% for proposed lots 8 -11 and 28 — 32.
3) Recommend abandoning existing water easement DB 3745 PG 672 if this water
line will be filled or removed.
4) Please label all apparent drainage easements shown on sheet 6.
5) Please label apparent drainage or stormwater management easement shown on
sheet 6.
6) Please label all roads on sheets 6 and 14.
7) Please include a note on sheet 14 for landscape contractor to coordinate proposed
IG plantings between lots 15 & 16 with proposed drainage pipe 20A to avoid a conflict.
8) Please include a drainage structure on left side of Wheatfield Way opposite

proposed structure 12B or demonstrate superelevation transition near this area if intent is
to reverse crown and drain runoff from this side across to structure 12B.
9) Please delete Nyloplast 12" inline drain detail from sheet 7 if this drain is not
proposed with this amendment.
10) Please clarify or eliminate this note on sheet 4:
Note: builder to install sidewalks along from of houses for lots 28 -32. Either show
proposed sidewalks, or eliminate the note.
Drainage Profiles
1) There appears to be an extra sanitary lateral crossing leader on sheet 11 STR -30 to
STR -20 drain profile. Please delete the leader if there is no lateral crossing.
2) Please include water service line crossings between structure 28 and structure 20
on drainage profiles on sheet 11.
3) Please include safety slabs (SL -1) for any structure taller than 12' on sheet 11.
Drainage Computations
1) Proposed interior roads do not have gutters. Please update the gutter widths for
drainage structures along those roads in tables 2, 3, 7, and 8 on sheet 13.

1. Please revise the plan to show the building footprints and parking areas for lots 8-11 and lots 28-32.
2. Please revise the widths of right-of-way in the “Spatial Enclosure Ratio” table on Sheet 2 for Claremont
Lane, Old Trail Drive and Glen Valley Drive to reflect the widths of right-of-way shown on Sheet 4.
3. [Code of Development Page 27] The acreage of Block 11 in Table 5A is 3.0 acres and the proposed
acreage is 3.27 acres. Please note how the larger lot size may affect future blocks of development,
especially with respect to the maximum densities listed in Table 5.
Fire/Rescue
4. Please revise the plan to show that all turning radii are no less than 25 feet.
