Perez, Senior Planner Current Development August 28, 2015 SUB201500142— Donald Richardson - Family Division Fax 434 - 972 -4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Family Subdivision plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14 -401, 14 -208] Double frontage lots' for single family detached uses are prohibited. Please revise the plat to only provide frontage from one of the previously approved private streets. Assure there is a minimum of 20' between the second road and the rear of the lot. Revise appropriately. 2. [Comment] Tier 2 Groundwater Study. All plats showing lots less than 21 acres require this study be completed. Please submit the required $330 fee. 3. [Comment] Prior to final plat approval assure the plat is revised to provide deed book page reference information of the recorded copy of SUB2015 -139 BLA and Reduced Private Street Easement. 4. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 5. [14 -309 & 14 -3101 Soil evaluations; Health Director Approval of wells and septic systems. Approval by the Health Department is required before the plat can be approved. Soil work was sent to the Health Department. 6. [14 -212 and 14- 212(B)]] Affidavit & conditions of approval. The County has received the required Affidavit and Declaration from the applicant. These documents have been provided to the County Attorney for his review. Approval by the County Attorney is required before the plat can be approved. Pending his review/ approval. The term "double frontage lot" means an interior lot having frontage on two streets or frontage on one street and less than twenty (20) feet of common area between the rear of the lot and the second street, and having a depth of less than three hundred fifty (350) feet.
