September 4, 2015 Mr. John Anderson Department of Community Development 401 McIntire Road P.O Box 1017 Charlottesville, Virginia 22902 RE: SUB20 1 500 1 02 Dunlora V — Preliminary Plat Dear John: Please see the electronically submitted Preliminary Plat for Dunlora V. We have revised the Preliminary Plat to address your comments dated July 22, 2015 in accordance with the following. 1. Regarding road cross section. Response: The plan and road section detail have been revised to show a proposed right -of -way width of 49'. 2. Regarding site land cover summary. Response: The exhibit on sheet C 1.0 has been revised to call out the areas of the various preserved woodland area. Conservation easements have been provided. 3. Regarding FC /FC width. Response: The plans have been revised to show a FC /FC width of 24' with no parking, in accordance with county and VDOT standards. Please note, each proposed house has a 2 car garage, and enough room to park 2 cars side by side in the driveway. 4. Regarding cul -de -sac radius. Response: The unpaved cul -de -sac island has been removed and a radius of 30' is now proposed 5. Regarding "T" type turnarounds. Regarding cul -de -sac and Lot 9 drainage. Response: Cul -de -sac: Refer to my response to comment 4 7. Regarding swale on Lot 20. Response: The site grading for Lot 20 has been revised and now includes adequate swales and a yard drain. 8. Regarding final approvals. Response: Acknowledged. 9. Regarding VSMP approval of nutrient credit purchase. Response: Acknowledged. We trust the above adequately addresses your comments.
