Limits of clearing and grading is 4.05 acres. Water Quality In the proposed condition there will be 2.58 acres of managed turf, 1.70 acres of impervious cover, and 0.68 acres of forest. Per the Virginia Runoff Reduction Redevelopment Spreadsheet, this will required that 2.87 lbs of phosphorus be removed per year. Phosphorus credits will be purchased. Water Quantity The site consists of two drainage areas. Drainage area 1 drains to the North where it ultimately outfalls into the Dunlora Pond. An underground pipe storage system is being provided to reduce flow back to pre - developed rates. From the storage pipes, the storm sewer system connects to an existing drop inlet on Shepherds Ridge Road. The existing pond drains to Town Branch, eventually making its way eastward to the Rivanna River. Drainage area 2 drains to the south. From the storage system the storm sewer system connects to an existing drop inlet located within the Rio Road Right of Way. This structure drains across the road through CATEC, eventually out falling and discharging into Meadow Creek.
