Dear Mr. Long:
In response to your request for a Letter of Zoning Compliance for the aoove referenced
Property, please be advised of the following for Parcel ID Number 059D2-01-00-010131, 1010
Ednam Center Charlottesville, VA Albemarle County (the "Property")
• The Property is located in the County of Albemarle, zoned Commercial Office ("CO") and
R-4 Residential. The property is subject to the Entrance Corridor ("EC"), the Airport Impact
Area ("AIA") and Steep Slopes Overlay Districts.
• This alignment of zoning districts has been in effect since 1977 when the CO Zoning was
approved in the current configuration and includes Parcels 10B and 10132.The zoning was
approved with ZMA1977-00021 on November 2, 1977. The ZMA application does not
contain proffers.
• Office use is a permitted use in the CO zoning district. The residential portion of the
property has no physical development approved and because of the configuration it may
not actually be possible to develop with a residential use.
• The Property has been developed per the following site plan; SDP1982-00012 approved on
August 5, 1982.
• To our knowledge there are no special permits issued for the Property.
There is a variance on the Property, VA1982-00082. This was to allow the reduction of the
distance between curbing so as to allow length of parking spaces and the width of travel
ways to be smaller than the Zoning Ordinance required in 1982.
• To our knowledge there are no open or unresolved zoning or building code violations for the
Property, nor any proceedings, pending or threatened, to revoke, rescind, alter, or declare
invalid any laws, ordinances, codes, approvals, permits or certificates applicable to or
issued in connection with the Property by the County.
• Copies of any approved site plans, certificates of occupancy or other documents may be
obtained from this office with a request through the department's Records Manager, Paul
Bjornsen, at 434-296-5832 ext. 7940.
