HomeMy WebLinkAboutLOD200200043 Letter of Determination 2002-12-02TO: Ches Goodall, ACE Program Coordinator and Gay Carver, Real Estate Supervisor COPY: Walter Mehring, Mehring Family Limited Partnership FROM: John Shepherd, Manager of Zoning Administration DATE: December 2, 2002 SUBJECT: Tax Map 97, Parcels 21 B, 21 C and 21 D Development Rights The intent of this memorandum is to clarify the location of the referenced parcels and their associated development rights for the purposes of the ACE Program and tax assessment. The plats that created the daughters of the original 611.2 -acre parcel allocated development rights as follows: Parcel 2 1 A is a lot of record with 5 development rights. Parcel 21 was allocated 2 development rights. Parcel 22 was allocated 1 development right. The residue of the entire 611.2- acre tract retained 2 development rights. Recently, the BZA determined that the original 611.2 -acre property consisted of three separate parcels. Also the Real Estate Assessor's Office has revised the parcel boundary lines on the tax map based on information from recorded deeds provided by Walter Mehring. Based on the revised parcel lines on the tax map, the development rights of the three parcels under consideration for the ACE Program are allocated as follows: Parcel 21 B has three development rights. (The two development rights assigned to Parcel 21 are derived from this parcel.) Parcel 21 C has five development rights. Parcel 2 1 D has four development rights.
