Perez, Senior Planner Division: Current Development Date: November 3, 2015 Subject: SUB 2015 — 178 Redbud - BLA Fax 434 - 972 -4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14 -400, 14 -403, 14302(B), 18 -10.4] Frontage. The minimum frontage for lots on internal public or private streets is 150' frontage. The BLA for TMP 63 -113 is only being provided 132.55 feet of frontage. Revise to assure it is being provided the minimum frontage. 2. [14- 302(B)(10)] Stream buffers. On the plan assure the following note is provided: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance. " 3. [14- 302(A)(10)] Right of further division of proposed lots. Please fill out and add the following note to the plat: "Tax Map 63 Parcel 1B is retaining one development right and may not be further divided. Tax Map 63 Parcel 1 C is retaining one development right and may not be further divided. Tax Map 62 Parcel 52A is retaining one development right and may not be further divided." 4. [Comment] Has the applicant been given permission from the Red Bud subdivision Home Owners Association to access Red Bud Lane? It is strongly recommended that the applicant contact the HOA and gain their permission and also to revise the maintenance agreement for this private street ( Redbud Lane) to include TMP 63 -113 into the private street maintenance agreement of this road. If the applicant chooses not to do this, this may become a civil issue between the HOA and the owner of TMP 63 -IB. 5. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat.
