Perez, Senior Planner Division: Current Development Date: November 3, 2015 Subject: SUB2015 — 179 Smith, Timothy G. - BLA The County of Albemarle Division of Current Development will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)] Vicinity map. The vicinity map for the proposal does not depict the property and its relationship with adjoining land. Revise the vicinity map to provide a context of the two large parcels by including parcel lines in the vicinity map, rather than merely roads and streams. 2. [14- 302B(5)] Zoning classification. The zoning of the site is correctly listed as RA; however, TMP 101 -24 is also within the Entrance Corridor (EC) overlay district. Please add the Entrance Corridor (EC) designation to the zoning on the plat for said parcel. 3. [14- 302(B)] Revise note #8 as follows: "TMP101 -24 and TMP 101 -47 each lie in the North Fork Hardware River Watershed which is not a water supply watershed, and each does not lie in an agricultural forestall district. " 4. [14- 302(B)(10)] Stream huffers. In addition to note #9, on the plat depict the required 100' stream buffer on each side of each of the streams. 5. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
