This approval shall be valid for a period of five (5) years from the date of this letter, provided that the developer submits a final plat for all or a portion of the site within one (1) year after the date of this letter as provided in the Section 14 -226 of the Code of the County of Albemarle, and thereafter diligently pursues approval of the final plat. The final plat will not be considered to have been officially submitted until the following items are received: A final plat that satisfies all of the requirements of section 14 -303 and sections 14 -304 through 14 -318 of the Code, and the conditions attached to this letter. Applicable fee outlined in the application. Please submit 8 copies of the final plat to the Community Development Department. The assigned Lead Reviewer will then distribute the plat to all reviewing agencies (for ACSA, please submit 3 copies of construction plans directly to them, as stated in their comments). Once you receive the first set of comments on the final plat, please work with each reviewer individually to satisfy their requirements. [ZMA2006 -016 Proffers] As part of the rezoning, the bridge over Carroll Creek was to be built. The zoning administrator and all parties agreed to a timeline for the construction of this bridge, however to date these milestones /timelines have not been met. See attached letter for further information. Final plats in accordance with this letter will not be approved until the bridge is built. 2. [14 -302 (A)(4)] Private easements. Provide the dimension for all private easements. All existing easements should be labeled with a deed book and page number. 3. [14- 302(A)(5)] Public easements. Label all public easements. It is not clear if the easements proposed are private or public, clarify. If public, state "dedicated to public use ". All existing easements should be labeled with a deed book and page number. 4. [14- 302(A)(13)] Land to be dedicated in fee or reserved. Show /label the open space on the plan with acreage information. 5. [14- 302(A)(16)] Dam break inundation zones. This is within a State Dam break inundation zone and information has been forwarded onto DCR. Comments may be forthcoming. 6. [14- 302(B)(5)] Zoning information. On sheet 2, Existing Conditions, remove the notation for Lots 9 -16. These lots are under review and are not existing conditions. The lots should also be removed from the plat. 7. [14- 302(B)(5)] Zoning information. On sheet 1- Lot Summary- Lots 9 -16 and K2C 26 lots are not approved. Revise notation to state "under review" or reference their application numbers (SUB2015 -156 and SUB2014 -181) 8.
