Ray & Assoc., Inc (rwrincC@earthlink.net & anitaray2 @earthlink.net ) From: Ellie Ray, PLA, Senior Planner Division: Planning Date: November 4, 2015 Subject: SUB 201500184 Hydraulic Road LLC (2 -Lot) — Final Subdivision Plat The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)(9)] Building sites on proposed lots. Add a note stating that each proposed parcel contains a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. 2. [14- 302(B)(1)] General information. Sheet 1 appears to have a typo; it should read `Sheet 1 of 4' instead of `Sheet 1 of 3'. 3. [14- 302(B)(7)] Reservoir watershed /agricultural- forestal district. Revise the watershed note to state that the parcel is located in a water supply watershed. 4. [14 -309 & 14 -310] Soil evaluations & Health director approval of septic systems. It appears that these parcels are not served by public sewer. Provide the location of Health Department approved drainfields for each proposed parcel. If each parcel does not have its own existing drainfield, Health Department approval of a primary and reserve drainfield is required. Soils evaluations must be submitted to Community Development, and will then be forwarded to the Health Department for their review and approval. This plat cannot be approved until their approval is granted. 5. [18 -4.12] Minimum required parking. Please demonstrate that the required parking for each structure will be located on the revised parcels. Alternatively, provide a parking easement and shared parking agreement. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14- 229(8) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
