River Road Scottsville, VA 24590 Re: 1111 Valley Street Tax Map 130A1, parcel 20 consisting of 2.142 acres Dear Mr. and Mrs. Hamner: I have looked over the prior deeds and plats as well as the letter you wrote me dated April 4th. I am not able to confirm all the questions you have asked. In particular, the 0.652 acres was not a separate parcel, based on the information I have. Your property was approved by the County on October 14, 1988 with a plat dated September 15, 1988. By this plat, the existing 1.49 Hamner lot was expanded by the addition of a portion of adjoining parcel 18. Until this plat was approved and put to record, parcel 18 consisted of a total of 1.196 acres with portions north and south of an undeveloped 12 foot alley. This 1988 plat divided the parcel so that 0.652 acres were joined to the 1.49 Hamner lot and 0.544 acres were joined to parcel 19 owned by Irene Robertson. The 2.142 acres which constitute your property do not consist of the combination or joining of what was two (2) separate parcels. It appears that the 0.652 acres had to be joined to the 1.49 acre lot because it was not large enough to stand on its own as a separate lot. The zoning of the property would have required more than 0.652 acres as a minimum lot size. Therefore, it would not have been possible for the 0.652 acres and the 1.49 acres to be two legally separate lots. If you have any further questions, please let me know.
