Nelson, Planner Division: Planning Services Date: November 12, 2015 Subject: SUB201500177 — Mahone - Family Division Fax 434 - 972 -4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Family Subdivision plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14 -309 & 14 -3101 Soil evaluation; health director approval of wells and septic systems. Approval by the Charlottesville /Albemarle Health Department is required before the plat can be approved. Soils information provided by the applicant was sent to the health department on October 16, 2015. 2. {14 -317] Instrument evidencing maintenance of certain improvements. The County has received the required road maintenance agreement and provided it to the County attorney for review /approval. His required edits are provided on the attached document. Revise the agreement accordingly. 3. [14 -212] Family subdivisions; conditions of approval. The County has received the required Declaration of Restrictive Covenant and provided it to the County attorney for review /approval. His required edits are provided on the attached document. Revise the document accordingly. Note: the attorney was not aware of the 30 year limit prohibiting transfer as conditioned by Special Use Permit SP201300015. Note J on Sheet 1 is confusing as it references both the typical 4 year limit and the 30 year limit imposed by the special use permit 201300015. Revise the note by replacing all references to a 4 year limit with the required 30 year limit. 4. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 5. [Comment] Tier 2 Groundwater Study. All plats showing lots less than 21 acres require this study be completed. Please submit the required $330 fee. 6. [14 -316] Approval of entrance onto public streets. Provide evidence of Virginia Department of Transportation approval of the private road entrance.
