Increase width of entrance at Blackwell's Hollow Rd. (SR 810). Width at this location must accommodate a stopped vehicle exiting, and a vehicle entering. 2. C2 — Delete portion of drive to be demolished that appears to connect with paved access to County property to the north (Patricia Ann Byrom Forest Preserve). Site visit 16 -Nov, indicates connection does not exist. 3. Increase Access width to 14' Min.; provide 3' shoulder width (Min.) consistent with 14- 412.A.2.(a). 4. With 14' width, please eliminate turnouts discussed during SP review. A 12' roadway width with three turnouts (a third would be required with this design approach near SR 810 to avoid conflicts at entrance), with each turnout 40' -50' L requires nearly the same quantity of stone as a 14' wide, 600' L Access. Calculated difference = 120 ft2. A 14' width is easier to construct and maintain, especially in winter when it may be difficult to locate turnouts in the snow. 14' width with 3' shoulders allows two vehicles to pass at any point, consistent with ordinance. 14' width is a requirement, not a recommendation, but should not impose cost above expense of turnout approach discussed during SP review process. 5. Label existing and proposed contours, all sheets. Please provide multiple contour elevation labels. 6. Provide date of boundary and topo by Residential Surveying Services, month/year. C4 7. Label dimensions of overflow parking: overall L X W, radii, etc. (Gravel cannot be striped) 8. Label handicapped parking space /aisle width. 9. 2' wide pavers that face the 4 parking spaces nearest structure serve no clear purpose. Please label 2' dimension. A note clarifying purpose of this feature is welcome. 10. Provide bumper blocks for each parking space. 11. Provide HC parking signs. 12. Post 15 MPH (or less) internal circulation speed limit. (Children at play) 13. With landscape plan, ensure adequate sight distance. This may require revising design to relocate six trees proposed north of lawn/labyrinth shown in 17 -Feb 2015 conceptual plan prepared by Sophie Johnston, Landscape Architect. C5 — Confirm that only mowed grass trails and surfaces, and primitive trail surfaces (dirt and mulch) extend north of 14' gravel Access. Also, please confirm that no vehicular stream crossings are proposed with this site plan. 28. C5 —This plan sheet is unusual. No feature is labeled. Add notes, labels, details, etc. relevant to site plan discussion, evaluation, etc. 29. Provide details: Provide (Typ.) sections for Access ditch (if any); 14' w Access; parking; walks; trails, etc. 30. Final Site Plan approval requires Approved VSMP. Encourage post - developed `sheet flow' water quantity strategy. Ref. 9VAC25- 870 -66.D. VRRM .xls required.
