Limits of disturbance are 1.36 acres. Water Quality: Currently there exists 0.73 acres of managed turf, 0.35 acres of forest, and 0.28 acres of impervious cover within the limits. In the proposed condition there will be 0.38 acres of managed turf and 0.98 acres of impervious cover. Per the Virginia Runoff Reduction Redevelopment Spreadsheet, this will required that 1.36 lbs of phosphorus be removed per year. A level 1 biofilter is being installed on the site. This biofilter is sized to treat 0.07 acres of impervious cover and 0.10 acres if managed turf. This will provided 0.11 lbs of phosphorus removal per year the remaining 1.27 lbs /yr shall be purchased from a nutrient bank. Water Quantity: The site consists of two drainage areas, one to the south and one to the west. Currently both areas enter a manmade storm sewer system, that discharges into an existing creek northwest of the site. This will be maintained in the post developed condition. However two underground storage systems are being installed to control the additional flow due to the increase in impervious area in the proposed condition. The post developed 2 year and 10 year flows are being reduced to be equal or less than the current 2 and 10 year flows. The drainage area of the existing creek upstream of this project it 768 acres, therefore channel and flood protection are adequate. These Nutrient Credits are generated and managed under the terms of the Wildwood Farm Nutrient Reduction Implementation Plan dated May 16, 2008 which was authorized by the Virginia Department of Environmental Quality (DEQ) and the Virginia Department of Conservation and Recreation (DCR) on August 25, 2008. The Wildwood Farm project has been authorized to provide Nutrient Credits for use in the James River watershed. These Credits are transferable to those entities regulated under DEQ's Stormwater Management Program in accordance with VA Code § 62.1- 44.15:35.
