I have the following comments: 1. The mechanical equipment note has been added to the architectural drawings, but not the site plan drawings. Please add the note to the site plan: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." 2. The ACSA has previously stated that trees along Hydraulic Road that are within 10 feet of the existing water main need to be shifted away.There still appear to be trees closer than 10' to the water main. Please revise the plan to shift the trees without reducing the quantity of trees. 3. Regarding the lighting plan: a. Add a note indicating that the plan was calculated using an LLF of 1.0. If the plan was not calculated using an LLF of 1.0, revise the plan accordingly and add the note. b. Add the fixture cut sheet to the plan. c. Include a note on the plan indicating the proposed color for the poles and fixtures. 2 Nur' vale d. Add the standard lighting note to the site plan: Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away from adjacent roads. I don't disagree with what Rob said.There are electric lines and easements shown on the plan. We need confirmation that the landscaping can be planted amidst all the easements along Hydraulic. I think there is so much potential conflict it isn't really just an ARB issue. If new easements have been recorded by the time that we are doing the plan, we will include them as well. However, most of the time the easements for"dry" utilities (and in reality, the design of dry utilities) will follow the approval of the site plan and therefore are not shown on our site plan. Those utilities are worked between all of the rest of the infrastructure. We are currently showing all of the main utility infrastructure easements on the site plan for Block D2 that run along Hydraulic and Inglewood as well as the existing easements within the site. I don't believe that this should be an issue getting it approved since this is how every other plan has been approved thus far. Not just Stonefield either. I think the biggest issue is whether Dominion will allow plantings in the easement along the entrance corridor since that is most critical to ARB. I believe this is why documentation has been requested. 1 Please give me a call if you would like to discuss further. Ordinance section 32.5.2.1 outlines requirements of the initial site plan, one of which reads: Existing and proposed utilities. The location of other existing and proposed utilities and utility easements, including existing telephone, cable, electric and gas easements. So these utilities and easements need to be shown on the plan to get the plan approved, regardless of ARB requirements. It seems to me that if Dominion Power doesn't yet know where the electric easement is located,you'll need to wait for that information to finalize your site plan. Mike is back in the office so we sat down and took a look at the LOR. Specifically we took a look at the sewer from MH AT to MH AU. Mike is fine with the length of the pipe if we can increase the grade some to prevent settling in the main. Currently you are showing a slope of 0.48%which is below our minimum required slope of 0.50%. Is there any way we can get the slope up to 0.6%? Alexander J. Mike is back in the office so we sat down and took a look at the LOR. Specifically we took a look at the sewer from MH AT to MH AU. Mike is fine with the length of the pipe if we can increase the grade some to prevent settling in the main.
