Wayne Avenue Waynesboro, VA 22980 Email dle @brucheum.com Re: SUB200800236 Augusta Lumber, LLC - BLA of part of TMP#99-49A &49A3 Dear Mr. Collins, The Planner for the Zoning and Current Development Division of the Albemarle County Department of Community Development will approve the plat referred to above when the following items have been satisfactorily addressed. In the process of reviewing this application, I also reviewed the Special Use Permit, SP2001-034, which approved a sawmill/lumberyard on TMP#99-49A. This special use permit was amended to allow a storage shed to the property November 30, 2001. Since that time another structure has been added to the described property. This is the structure currently shown on this application as an encroachment to be alleviated by a boundary line adjustment. This boundary line adjustment will result in a building being added to Parcel 49A.The use permit SP2001-034 will not allow that building to be used for the sawmill/lumberyard use.Until the use permit is amended or the structure removed the county cannot proceed with approval of the boundary line adjustment plat. In addition to the special use permit issue described above, the plat requires additional information. (The following comments are those that have been identified at this time.Additional comments or conditions may be added or eliminated bases upon further review.)[Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(A)2] Vicinity map. A map at a scale of one (1) inch equal to two thousand(2,000) feet showing the property and its relationship with adjoining land and streets, its relationship with landmarks in the area and,if the subdivision is a phased subdivision, all other phases of the subdivision for which a final plat has been approved, in detail adequate to describe the location of the property without field review. 2. [14-302(A) 4] Private easements, [14-302(A) 5] Public easements & [14-303L] Public utility,drainage and sight distance easements Please show the location and dimensions of all 1 sar existing and proposed private and public easements.Existing easements shall be labeled with the deed book and page number and the name of the owner of record. 3. [14-302(B)5] Zoning classification. Please show the zoning classification of the property, including all applicable zoning overlay districts,proffers, special use permits and variances. 4. [14-302(B)10]Stream buffers.Please show the location of stream buffers required by section 17-317 of the water protection ordinance, with the following note: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 5. [14-303A] Statement of consent to division. A statement that: "The division of the land described herein is with the free consent and in accordance with the desire of the undersigned owners,proprietors and trustees.Any reference to future potential development is to be deemed as theoretical only. All statements affixed to this plat are true and correct to the best of my knowledge." Final tentative approval will be subject to the completion of these comments and the construction documents may be subject to the Water Protection Ordinance within Stream Buffers and construction on Critical Slopes.
