By total development, do you mean the number of parcels allotted? In that case it is 3 total.

Hi,
I just got off the phone with Steve. He relayed that he's addressed all of the comments except the one
regarding development rights. I can assist him by doing some research and letting him know what to
state on the plat.
Do you happen to remember if Francis or myself mentioned the total development rights for your
parcel? I can't recall whether or not we've already done that research for this property. If you can recall,
please let me know. Otherwise, I'll do the research as soon as I'm able.
Thanks,

Thanks, Luke.
Before this goes to the County Attorney's office, I'd like to clarify a couple minor things
with you.
1
I noticed in the draft agreement that:
1. The fourth recital refers to a "new or existing 25 foot-wide easement" but the
plat shows a "new 30 foot private street."
2. The deed book and page number references your property as it exists now
(11.34 acres) and not how it will exist at the time the Two-lot plat and this
agreement are recorded (at that point, it will be two pieces—one five acre piece
and one 6.34 acre piece) and there will be an updated DB and Page number to
show.
For#1,the agreement needs to reflect what the plat shows (a new 30 foot private
street). The plat can show a reduction to 25 feet, but it must be labeled a "private
street"so that Lot 2 can technically have frontage.
For#2,you can leave the space blank(like this: " ") and hand-write in the
updated DB and Page number once the Rural Division has been recorded. I can inform
the County Attorney's office that this is your plan before they do their review.
Please make these edits and I'll transmit the draft agreement for County Attorney
approval.
Thanks,

Here's the private street maintenance agreement we put together. Let us know if
you need anything else.

Hi Steve,
I've combined the comments for both plats into one set of comments. Once the
comments are addressed, the Rural Division(SUB201400199) will need to be
recorded first and then the Two-lot Division (SUB201400198) can be recorded
afterward.

Please let me know if ySu have any questions.

Luke and Jill,
I've attached an editable template for the private street maintenance agreement.
This document will be recorded with the Two-lot division where the private street
is being created. Please fill it out and send me a copy so that I can get it reviewed
by the County Attorney's office. You don't need to submit a signed and notarized
copy for this review, but we will need a signed and notarized copy of the final
version when the plat is submitted for County signature.
Please let me know if you have any questions.
Thanks and sorry for the delay. We had an extremely busy run into the holiday.

Thanks JT-
So, we are going to drop off our fees and both applications on
Friday, along with Steve Garrett's survey plat. A few questions:
-How many copies of the plat(s) do we need to turn in?
-do we have to turn in the soil test info now? Or drop it off
anytime?
-is there anything else we need to have in by the 24th?
Thanks!

Yes, I should have mentioned that it's possible for
us to review both plats of a two-step process
simultaneously. Both steps could he reviewed
under the Nov. 24th deadline and then you would
record the Rural Division plat followed by the Two-
lot plat. Was Steve going to prepare both plats at
the same time?
Here's a link to the Two-lot Subdivision
application. The fee for this application is $540. I
5
double-c`"fecked with my supervisor to confirm theme
$330 groundwater fee would not apply to the
second step of your divisions.

plications/Subdivision_Plat_&_Checkl i st.pdf
You would check the box on page 3 to indicate this
is a"Two-lot subdivision as described in Section
14-232(B)(2) or if all lots front on an existing
public street= $540.'"
Keep in mind that a Two-lot division will require
approval from VDOT, VDH, the County Attorney's
office for a private street maintenance agreement
and possibly the Engineering Division, so it may
take a little bit longer than the Rural Division. You
can use the attached template to prepare a draft of
the private street maintenance agreement.

Thanks JT.
Can we get a breakdown of the checklist for the 2
lot subdivision and when can we submit that
application? After the initial subdivision has been
completed or can we speed this process up
somehow?
