Nelson, Planner Division: Planning Services Date: November 12, 2015 Rev 1: December 4, 2015 Subject: SUB201500177 — Mahone - Family Division The County of Albemarle Division of Current Development will grant or recommend approval of the Family Subdivision plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14 -309 & 14 -3101 Soil evaluation; health director approval of wells and septic systems. Approval by the Charlottesville /Albemarle Health Department is required before the plat can be approved. Soils information provided by the applicant was sent to the health department on October 16, 2015. Rev 1: Comment addressed — Health Dept. approval received (see attachment). 2. {14 -317] Instrument evidencing maintenance of certain improvements. The County has received the required road maintenance agreement and provided it to the County attorney for review /approval. His required edits are provided on the attached document. Revise the agreement accordingly. Rev 1: Comment addressed — provide signed /notarized agreement. [14 -212] Family subdivisions; conditions of approval. The County has received the required Declaration of Restrictive Covenant and provided it to the County attorney for review /approval. His required edits are provided on the attached document. Revise the document accordingly. Note: the attorney was not aware of the 30 year limit prohibiting transfer as conditioned by Special Use Permit SP201300015. Note J on Sheet 1 is confusing as it references both the typical 4 year limit and the 30 year limit imposed by the special use permit 201300015. Revise the note by replacing all references to a 4 year limit with the required 30 year limit. Rev 1: One remaining edit (see attachment) — revise accordingly and provide signed /notarized agreement. Revision to Note J not provided. Revise and email plat. 4. [14- 302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. Rev 1: Comment still valid. 5. [Comment] Tier 2 Groundwater Study. All plats showing lots less than 21 acres require this study be completed. Please submit the required $330 fee. Rev 1: Comment made in error — fee already paid. Tier 2 study issued (see attachment). 6. [14 -316] Approval of entrance onto public streets. Provide evidence of Virginia Department of Transportation approval of the private road entrance. Rev 1: Comment addressed — VDOT approval received (see attachment).
