Once that plat has been recorded,the Two-lot Division plat will need to be show the updated Deed Book and Page on Sheet 1. With that updated info,we can sign the second plat and then that one can be recorded with the private street maintenance agreement. Thanks, J.T. It's up to the owners how they would like to allocate them as long as each lot is assigned a minimum of one development right. For the Rural Division (SUB201400199), Lot 1 will need to be assigned at least two development rights. So,the note might say"Lot 1 is assigned two development rights and may be further divided. The residue retains 3 development rights and may be further divided." For the Two-lot Division (SUB201400198),the note should state that"Lot 1 and Lot 2 each contain one development right and may not be further divided. The residue contains 3 development rights and may be further divided." I've combined the comments for both plats into one set of comments. Once the comments are addressed, the Rural Division (SUB201.400199) will need to be recorded first and then the Two-lot Division(SUB201400198) can be recorded afterward. Please let me know if you have any questions. Luke and Jill. I've attached an editable template for the private street maintenance agreement. This document will be recorded with the Two-lot division where the private street is being created. Please fill it out and send me a copy so that I can get it reviewed by the County Attorney's office. You don't need to submit a signed and notarized copy for this review, but we will need a signed and notarized copy of the final version when the plat is submitted for County signature.
