Newberry, Planner Division: Planning Date: September 21, 2015; December 9, 2015 Subject: SDP201500041 Rosewood Village — Major Site Plan Amendment The County of Albemarle Planning Division will recommend approval of the plan referenced above once the following comments have been satisfactorily addressed (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) This amendment has been reviewed under the procedures and requirements for initial and final site plans as required by Section 32.3.3. Planning Division 1. [Section 32.5.2.a] On Sheet 001, under Site Data, please show the full tax map and parcel number as 061 WO- 02 -00- 00100. 2. [Section 32.5.2.a] On Sheet 001, under Site Data, please add the overlay districts to the listed C -1 - Commercial zoning district - - Airport Impact (AIA) overlay and Steep Slopes (Managed and Preserved) overlay. 3. [Section 32.5.2.a] On Sheet 001, under Site Data, please note that SP200200018 and SP200800018 apply to this site. Please also add a note to show the two conditions of approval from the action letter dated October 20th, 2008. 4. [Section 32.5.2.b and Section 4.12.61 Will physical therapy services be offered to non - residents? If so, then it should be listed under the proposed uses and parking should be noted using the offices, business, administrative and professional standard (one space per 200 square feet of net office floor area). 5. [Section 32.5.2.b] On Sheet 001, under Site Data, please note the maximum amount of impervious cover on the site. 6. [Section 32.5.2.e and Section 32.61 On Sheet 101, please show the existing landscape features as described in 32.7.9.4(c). The existing landscape plan is found in SDP200000012 and additional landscaping changes were approved with Letter of Revision #2 (approved 11 -19 -2003) to SDP200100002. 7. [Section 32.5.2.f] Please show the location of the edge of the pond. 8. [Section 32.5.2.i] On Sheet 001, please show the state route numbers for Greenbrier Drive and Westfield Road. 9. [Section 32.5.2.m] Please show the distance to the centerline of the nearest existing street intersection from the proposed egress and ingress. 10. [Section 32.5.2.m] Is any additional lighting proposed? If so, please update the lighting plan approved with SDP200100002. If not, please add a note under Site Data to indicate that no new outdoor lighting is proposed. 11. [Section 32.6.2(d)] Please show the location and dimensions of existing utility easements and label them with their deed book and page number. Please note whether they are publicly or privately maintained. [Update 12/9 - - Section 32.61 Please provide information to comply with this section. Water and sewer facilities. Detailed plans for proposed water and sewer facilities, including all pipe sizes, types and grades; proposed connections to existing or proposed central water supplies and central sewage systems; location and dimensions of proposed easements and whether they are to be publicly or privately maintained; profiles and cross sections of all water and sewer lines including clearance where lines cross; all water main locations and sizes; valves and fire hydrant locations; all sewer appurtenances by type and number; the station on the plan to conform to the station shown on the profile and indicate the top and invert elevation of each structure. 12. [Comment] Please remove the ARB from the signature panel on Sheet 001. 13. [Comment] On Sheet 201, there appears to be a typo showing a 338 foot topo line on the left side of the addition.
