The storefront work is part of a comprehensive interior remodel of the first floor,which includes reconfiguration of the existing lobby along with the relocation of the existing bar,restaurant and meeting room.As part of this remodel,we are looking to upgrade the storefront in these locations. We are seeking approval from the Architectural Review Board for the installation of a new storefront system at the lobby,bar, restaurant and meeting room.We are looking to replace the existing un-insulated windows with a new Kawneer double-glazed storefront system.The new windows and doors are to have clear glass with no tinting.The proposed color for the new storefront is"Colonial White,"which is lighter than the existing color which is creamer.The owner is selecting this color for two reasons: (1) for a cleaner more contemporary appearance and(2)in the next few years,the owner is looking to replace all of the hotel's glazing,at which time the entire building would match. In the interim,the new storefront at the first floor would appear as a cohesive system anchoring the building. The new storefront will retain the same scale and rhythm as the existing storefront.With our new interior layout,we are also seeking to extend the amount of storefront glazing in the bar area to allow for more natural light inside the building.There is an existing CMU wall in that location,which we are proposing to remove.Please refer to the demolition drawing(AD1-0),which shows the extent of this work.We plan to replicate the same spacing as seen with the other windows along this facade. Please refer to drawings Al-6 and A2-0 for details. At this time we are preparing to only replace the storefront as shown.We are not proposing any additional changes to the exterior at this time.All landscaping,signage,lighting and the overall site plan configuration are to remain as is. The hotel is located on two entrance corridors: (1)Interstate 66 and(2)Route 631. As seen in the attached photos,the hotel is barely seen from interstate 66 due to the presence of a heavy wooded area screening the hotel from the road. From this entrance corridor the proposed storefront work isn't at all visible.From Route 631,the rear meeting room storefront is not visible. The front storefront work is barely visible due to the hotel's position relative to the road and the heavy amount of landscaping at the hotel's entry.From this entrance corridor,the changing of the storefront will be barely noticeable.
