The improvements include an Odor Control Facility and a Grit Removal Facility(both of which appear to be outside the DBIZ) and yard piping and SWM improvements (some of which are in the DBIZ). Please let me know if you would like to review these plans. If the utilities are owned by the owners of the site and have no easement, then the comment doesn't have to be addressed. It's more or less a generic comment I make on all plans to make sure applicants are showing all utilities and easements. So, if you're comfortable not showing them it's fine with me...but sometimes we do catch conflicts that may have been overlooked. So just to give you a timeline of events....after we submitted the Site Plan Submittal to you some of the proposed equipment for the project which was originally going to be housed within an existing structure had to be relocated and provided a new structure.This triggered the ARB submittal so they approved the updated site plan. This will be updated when we resubmit to address the Site Plan comments so that it will reflect what was submitted to ARB. Regarding comment number 12, does this only apply to utilities that have easements?There are a number of water, sewer, and drainage pipes associated with the plant process on the property but there are no easements as they are owned and maintained by RWSA. I do not need the piping, structural or architectural drawings in the site plan submittal. One of your previous emails said that a new structure is being proposed...so that will need to be shown on the site plan. ARB generally reviews both the ARB submittal and the Site Plan, so I assumed you sent Margaret a revised site plan, but maybe it was just a revised ARB submittal? If that's the case, then it should be fine to just move forward with sending revisions to those that had comments(and to Margaret to verify the site plan matches her ARB submittal). If it's outdoor lighting (meaning anything outside of a building), even under a canopy, it needs to be submitted. Margaret will want to know about outdoor lighting as well, so she can review that on the revised site plan. I did receive a `no objection' from inspections and I think Zoning is reviewing the submittal; once I get final comment from them I'll let you know. Ellie, ARB received what we call our Mechanical set of plans that show all existing and proposed process piping as well as the proposed structures.These plans are pretty congested with process piping as the plant is full of underground piping. We typically don't show the process piping on the site plan because it tend to clutter the plan. The ARB also received Structural and Architectural drawings for the proposed structures (I have attached a few for reference). Are these plans needed for the site plan submittal?The ARB also received our overall site plan C2 which was included in our original submittal. Regarding your lighting comment (comment# 17), the odor control facility will have lighting under a canopy that covers the equipment pad. It will be controlled by a switch for use only when accessing equipment. Is this considered outdoor lighting and will it require a photometric plan?
