Thank you for your promptness in supplying me the comments from Engineering. Please find attached a pdf of the
revised plat with the comments addressed. Below, I have provided you with responses to the comments provided.
1. Legend, sheet 3: STE3-X 20—Label description indicates 20-ft width,and variable width. Revise label. (Rev. 1)Addressed.
• Acknowledged.
2. Sheets 3, 3: NEW SWM VAR Revise to show ae Oki Trail 1°1OA Private Drainage Easement (permanent SWM
ti eiliti). Item discussed with County Engineer 2-Mar 20;f. (Rev. 1)Addressed.
• Acknowledged.
3. Sheet 4:Dimension UE VAR,if possible. Variable Width ACSA Utility Easement at Glen Valley Drive.(Rev. 1)Not
addressed-Applicant response:"ACSA does not want to see any annotation for the bearings or distances on any sanitary,
water or utility easement for any of the utilities they maintain." Were ACCD to accept this,there would be no assurance
concerning limits of utility construction,utility placement,excavation,or restoration of damage to properties beyond
easements. Ordinance requires that plats shall contain the location and dimensions of existing and proposed public and
private easements[14-302.A.4.15]. Please note emphasis Div of Engineering places on location and dimensions of drainage
easements[ACDSM: 6.A.3.a./b.]. Please coordinate request for waiver from any plat requirement with Planning,but
Engineering will not support waiver from this requirement. Ordinance does not require exact placement of utilities within an
easement,but rather specifies that plats contain location and dimensions of all easements.
• The ACSA Utility Easement has been annotated with bearings and distances along with a
ties from the property corner of Lot A as requested.
4. Sheet 4:Locate C/L PDE,west side Claremont Lane,with respect to Lot B boundary. (Rev. 1)Partially addressed. As
follow up: `0.15 TIE' annotation is imprecise. Even at high resolution,location is unclear(image below). Please furnish
additional descriptive information/label.
• The Storm Drain Easement has been revised to address the 0.15' tie distance from the
property corner of Lot B.
5. Sheet 4:Locate C/L SSE 20 that lies nearly completely within 24'private RW,wherever it lies outside street RW. —Ref. 14-
302.A.5.(Rev. 1)Not addressed—ref. item#3 above.
• The New ACSA Sanitary Sewer Easement has been annotated with bearings and distances
along with a ties from the corners of the Right-of-Way Dedication of Claremont Lane as
requested.
6. Overall lengths a> cast/west boundaries of Claremont l.ane dedication are a€3pro. equal. but length label difference is

Dear Mr.Newberry:
We have reviewed the Old Trail Village (Dedication of Claremont Lane and
Modification/Creation of Easements for Block 12 —Lots A and B) plat, dated January 28, 2015
and we offer the following comments:
1. The plat appears to be in general agreement with the Phase 1 Final Site PIan, with a
signature date of December 12, 2014. VDOT has no objection to the dedication plat as
submitted.
2. As discussed with Bill Ledbetter, with Roudabush, Gale and Associates, "VDOT"should
be removed from the existing/proposed easements legends.

Here are Planning comments for this plat. I have not yet received anything from ACSA, Engineering or VDOT.
1. [Section 14-302(A)(3)} On Sheets 2 and 3, please add the width of Courtmont Way, Claremont Lane, Old Trail
Drive and Glen Valley Drive. On Sheet 6, please add the width of Fielding Run Drive.
2. On Sheet 3, should SSE1-X 20 in the Easement Legend be changed to SSE1-X 30 to reflect what is shown and
recorded in D.B.4257 P. 387?
3. On Sheets 3 and 4, STE-X 20 is shown under the Easement Legend for created and modified easements. Please
remove it from this list because it is being vacated on Sheet 2.
4. On Sheet 4,the Easement Legend shows WE1-X 20, but I cannot locate this easement anywhere on the plat.
Please let me know which sheet shows it.

Please see note 12 of the plat for this block. Easements must be vacated before building permits can be
approved. The plat to do this is still under review (SUB 2015-14). Once the plat is approved, signed, and
recorded, please provide a copy of the recordation and then we can issue the permits.

Also,the site plan for block 12 (SD014-61) shows landscaping easements`td plantings on lot 7 (Lot 19 on
your layout)that are not reflected on your proposed lot layout. Please see attached. The lot layout should
match the site plan or a revision to the site plan is needed before building permits can be approved.
The zoning review for each permit in CV has been updated to denied.

Have just returned back to work and noticed that permits#2015-220, 223, 224 and 225 have passed all reviews
except zoning. #2015-220 is marked as "denied" and#2015-223-225 are marked as "pending." Can you tell
me what the problems are with these and if you have spoken to anyone (maybe Will Craig) about these yet?
