Perez, Senior Planner Division: Planning Date: December 21, 2015 Subject: SUB201500215 Briarwood Lots 45, 46, & 47 — Easement plat Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the Easement Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 303(A)] Statement of consent to division. Provide the following note: "The platting or dedication of'the following described land [insert a correct description of the land subdivided] is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees, if any. " Rev 1. Comment addressed. 2. [14- 303(0)] Signature panels. Provide a signature line for each owner and a notary statement for each. Under the owner signature lines provide a signature panel for the "Agent for the Board of Supervisors ". This will be used by the Subdivision Agent to approve the plat. Rev 1. Comment addressed. 3. [14- 303(L)] Easements. Relabel the proposed easement as "New Variable Width Drainage Easement 0.001 acres Hereby Dedicated to Public Use ". Also, relabel the portion to be vacated as "0.001 acre portion of Existing Variable Width Drainage Easement Hereby Vacated. " Rev 1. Comment addressed. 4. [14- 303(L)] Easements. Provide a revised Deed of Dedication for the drainage easement. The document is required to be reviewed and approved by the County Attorney prior to receiving signature by Tom Foley. This document is required to be recorded with the plat. For your convenience attached is the original Deed of Dedication. Rev 1. The deed of easement has been forwarded to the County Attorney for review /approval. 5. [14- 302(A)] Easements. Depict and label the existing variable width drainage easement along the frontage of Lot 47 (see D134487 -122). Rev 1. Comment addressed. 6. [14- 302(B)7] Reservoir watershed. Revise note #3 as follows: "This site lies within the Albemarle County North Fork Rivanna Intake Water Supply Watershed. " Rev 1. Comment addressed. 7. [14- 302(A)(15)] Identification of all owners and certain interest holders. Provide the address for each owner of record. Rev 1. Comment addressed. 8. [14- 303(D)] Acreage of lots. On the plat provide the acreage of each lot. Rev 1. Comment addressed. 9. [14- 302(B)(1)] General Information. Provide the date of the last revision on the plat. Rev 1. Comment addressed. 10. [Comment] The plat was sent to VDOT for review. Comments to be forwarded once received. Rev 1. The revised plat was entailed to VDOT for review. Staff has provided references to the County Code. The Code is kept up -to -date by the County Attorney's office and may be found at www.albemarle.org /countycode. In accord with the provisions of Section 14- 229(B) of Chapter 14, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
