(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) Planning 4. [Section 14-302(A)(6)] Please revise the label of the"New 30' Ingress/Egress Esm't"to instead show a"Private Street."The required frontage for the revised Parcel A must be provided by a private street. Revised Comment: Please specify that this is a"New Private Street." Suggestion: The area labeled as"potential driveway 30' location"is only 10'wide. To avoid confusion,please revise this label to remove the 30' width. 6. [Section 14-303(D)] Because the plat found in DB 3781 PG 632-639 was recorded in the circuit court,a correction note cannot suffice to vacate it. In this case,there are two options to move forward—either vacate the plat under the applicable procedure outlined in Section 14-212.2 or update the parcel summary table to include TMP 85-66 and show that Parcel A is coming from Parcel 66. Additional Comment: For clarity,please label the total area for TMP 85-66 in the same way as is shown for TMP 86-10.Parcel 66 should show"7.973 acres, 5.645 residue."Similarly,Parcel A should show"2.328 acres+ 1.00 acre=3.328 acres." Staff has provided references to the County Code.The Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B)of Chapter 14,if the subdivider fails to submit a revised plat to address all of the requirements within six(6)months after the date of this letter,then the application shall be deemed voluntarily withdrawn. Z [Chapter 18, Section 4.2.2(a)(1)]The building sites shown on TMP 86-10 and within the 1.00 acre area being added to Parcel A do not comply with the rectangular shape required by this section. Please revise the shape of each building site according to this section. Building sites have been revised to a rectangular shape and in accordance with County Code. /2. [Section 14-302(A)(9)] Please add a note that states each parcel contains a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance. Note#15 has been added. J. [Section 14-302(A)(4)] Please show the name of the owner of record (R.A. Yancey Lumber Corporation)for the easement in DB 423, PG 329. Owner of record added under"Existing 20'Access Easement"label.
