One Charlottesville, Va. 22901 RE: ARB -2015-140: General Industrial Office Dear Mr. Miller, At its meeting on Monday, December 21, 2015, the Albemarle County Architectural Review Board by a vote of 3:0, voted to forward the following recommendations on the above -noted Initial Site Development Plan to the agent for the Site Review Committee: Regarding requirements to satisfy the design guidelines as per § 18-30.6.4(2), (3) and (5). 1. Show screening around the entire gravel area. Submit a Special Exception request to replace the required fence on the south side with vegetative screening, or provide vegetative screening in addition to the fence on the south side. Provide vegetative screening between the proposed building and the gravel area, extending around the corners on both the west and east sides of the storage area. This screening shall be sufficient to completely screen the storage area from view of the Entrance Corridor. The screening should not be rigid rows, but should be less formal in layout and include multiple species to blend with the surrounding area. 2. Label the existing trees to remain as 'preserved' and provide tree protection fencing. 3. Include a note on the plan stating that items stored in the storage area shall not exceed the height of the screening fence and planting. 4. Add the standard mechanical equipment note to the plan: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." 5. Provide frontage landscaping consistent with the EC guidelines. 6. Select a large tree species along the interior road consistent with the EC guidelines. 7. Provide large trees to align the frontage of the parking area consistent with the EC guidelines. 8. Revise the landscape schedule to specify the cultivar of Ilex crenata proposed to verify adequate screening will be provided. • Regarding recommendations on the plan as it relates to the guidelines: None. • Regarding recommended conditions of initial plan approval: Prior to Initial Plan approval 1.
