Attached is the updated plan. We added the steps at the bottom where the access road will tie-in into the primitive trail. These steps will be spaced apart and no handrail will be necessary,since the steps are not continuous. The portion of the trailway that is greater than 10% is part of the access roadway down to the SWM facility, and will be stabilized in accordance with county standards for this access road. Therefore, no trail breaks will be necessary for this connection. As the additional open space is created, more primitive trailways will be extended through the open space, providing additional connections. If this looks satisfactory, United Land will start the process of creating the primitive trailway this week along with the steps and will have it ready for the County to inspect next week. Thanks. We appreciate your sending this information,and believe that design approval may help limit risk to Applicant. Alignment appears fine,with very limited section>20%(11.11'). This section,visible in image below,requires stairs with railing. If you keep this alignment,please design stairs with railing to traverse portions of trail steeper than 20%. Please provide periodic trail breaks for trail sections with slopes>10%. If this appears unreasonable, state engineering justification for eliminating trail breaks for slopes>10%. Trail breaks are a necessary element for long-term stability and performance(Appalachian Trail, for example). We appreciate the immediate response. Planning coordinator is working to accelerate review approval of trail design to clear path to construction and Plat approval. At this point,the rimitive trailway will be installed along this area. No E&S measures should be needed for the construction of the earthen foot trail through this flat area. Is it to discuss deviation from trail easement? Design approval relates to contours. I can't evaluate deviation on-site. I did not help but only delayed WPO bond reduction request for Briarwood. I hope to understand why I am invited to the site—what's my role? Scott's trail design is approved. Jonney Otto will inspect construction against design. I apologize for this reversal,but do not see a need or reason for me to visit the trail site tomorrow morning. When you go to build the trail out in the field, if you need to move it a little because of field conditions then so be it,just assure what you are building meets design standards also assure the plat is revised to show the correct trail location. If it's a substantial change in trail location then I'd advise you to revise the exhibit so John can assure it meets the design standards. There may be minor places that the trail may fall outside of what is shown on plat. We certainly don't want to fall into a situation of having to have an as built. If it falls outside it certainly will not be by much. Can't imagine that would be a problem but just trying to dot the "i" and cross the "ts".
