Hi Gwen,
Thanks for forwarding the VDOT approval.
Here are a couple comments for this plat:
1. Section 14-302(6)(8)—On Sheet 1, please change the front setback to 5 feet and the side setback to 0 feet (This
subdivision qualifies as "non-fill" under Section 4.19 of the Zoning Ordinance).
2. [Comment] As we discussed on the phone, the "metal bldg." shown on Lot A2 is not a permitted primary use in
this zoning district. I spoke with the Zoning Division and identified three possibilities for completing this division:
1. Remove the structure.
2. Add a note to Sheet 1 that states "The metal bldg. shown on Lot A2 is to be removed or
become accessory to a permitted primary use of this lot."
3. Adjust the proposed property lines so that the metal bldg. remains on Lot Al.

Good Afternoon Gwen,
I have reviewed Lot A2 for a private entrance and find that anywhere located long the frontage of this property would
be approved for a private entrance and great sight distance in both directions.They will need to do a curb cut with a
concrete apron for this entrance per VDOT standards when they access for the start of construction. Rothwell Lane is to
be a public road which is the reason for my comments, but currently is still being held by the developer with a punch list
for repairs to be completed prior to acceptance into the state secondary road system. Lot Al has an existing entrance
which is approved for continued use. Please let me know if you should have any questions or concerns.
