2. This parcel is in Flood Zone X (outside the 0.2% chance annual flood plain)
per Flood Insurance Rate Map Community-Panel 510006 0285D for Albemarle ■
County w/ Effective Date 2/4/2005.
3. TMP 47-57A is not on a major rural street as defined in Section 14-207E of the
Albemarle County Code.
4. Lots 1 & 2 are each assigned 1 development right and may not be further divided.
The development rights used are within the limits of the 1980 boundary of their
parcel origin.
5. Corner monumentation is as noted.
6. These lots are zoned RA. Minimum lot size is 2 acres. Minimum road frontage is
250' on Rte 784. The minimum building setbacks are 75' from the edge of the
30' easement for Rte 784, 25' from the edge of the 20' private street easement,
25' sides, and 35' rear. Lot width can not be less than 250' in a building area.
7. The septic setback is 100' from all streams.
8. Lots 1 & 2 each contain a building site that complies with Sect. 4.2.1 of the Alb.
County Zoning Ordinance.
9. These lots are within the N. Fork Rivanna River - Flannigan Branch Watershed &
do not lie within a water supply protection area or an agricultural-forestal district.
10. Under current policy public water and sewer will not be available to these lots.
11. These lots are subject to an easement to VEPCO in DB 268-90 (no width given)
and a 12' easement (6' line clearance) to Va. Tel. & Tel. in DB 276-366.
12. The 15' view ease. along the east boundary of Lot 1 was reserved by Jennifer
Levien (TMP 47-57, #3307 Burnt Mill Rd., Charlottesville Va. 22911) as noted
on the plat in Alb. DB 4522-471.
13. The private street in this subdivision may not meet the standards for accept-
ance into the secondary system of state highways and will not be maintained by
VDOT or the County of Albemarle. The Private Street Maintenance Agreement -
recorded in DB 4661-179 and corrected in DB 4669-230 will be updated to
reflect changes on this plat and will be recorded simultaneously with it.
