Subject: SDP201400075 Cascadia – Blocks 1-3 Variation Request
I have reviewed the variation request. Here are my recommendations regarding engineering related variations.
Variation #1: To vary street layout
I have no objection to varying the street layout. There does not appear to be a future connection to the
Broadus Memorial Baptist Church at the end of Marietta Drive. Per Albemarle County Design Standard,
a turnaround should be provided.
Variation #2: To allow public maintenance of various streets
I have no objections.
Variation #3:To vary the street sections for Delphi Drive, Marietta Lane and Terrace Lane, and
provide new street sections for townhouse lots 68-75 and 106-111 (Knoll Lane)
a) Public road pavement section will need to be approved by VDOT. I defer to VDOT regarding public
roads.
b) I have no objections. The planting strip is proposed as 8’ instead of the required 6’ to accommodate a
sanitary sewer line.
c) I have no objections. Knoll Lane is proposed as an alley. The lots will front on Delphi Lane and Delphi
Dr. The pavement section is 20’wide (face of curb to face of curb) and is crossed sloped. Knoll lane
also accommodates Fire/Rescue’s minimum access width. Also, note that Delphi Lane and Delphi Dr
can accommodate fire access.
Variation #4:Garage setbacks
I defer to planning.

Variation #5: Build to lines
I defer to planning.
Variation #6: Location of Knoll Park and pocket parks 1&2
I defer to planning.
Variation #7. Double frontage for lots 30-37.
The road layout was revised to meet VDOT road standards. I recommend additional landscaping for lots
adjacent to Delphi Lane per section 14-419.
