Newberry (jnewberry@albemarle.org) Division: Planning Date: June 18, 2015 Subject: SUB201500093 Townsend Two-Lot Division – Final The Planner will recommend approval of the plat referenced above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) Planning 1. [Chapter 7, Section 204(A)] Street names are not permitted until the road serves three addressable structures. On Sheet 2, please remove the name “Town’s End” and revise the label of the private road to show a “New 20’ Private Street.” On Sheet 1, please revise Note 13 to begin “The private street in this subdivision…” If you have any further questions about addressing, please contact Andy Slack at 434-296-5832, ext. 3384. 2. [Comment] On Sheet 1 and Sheet 2, please replace any reference to a private “road” with a reference to a private “street.” 3. [Comment] On Sheet 2, please remove any reference to “previous building setbacks” that are not applicable. 4. [Section 14-302(A)(4)] On Sheet 2, please show the deed book, page number and name of the owner of record for the 15’ view easement. 5. [Section 14-303(A)] On Sheet 1, please revise and update the “Statement to consent to division” to reference Parcel 57A. 6. [Section 14-303(D)] Please note that the existing acreage of Parcel 57A is 5.0 acres. 7. [Section 14-303(P)] On Sheet 1, please revise the notary panel to match one of the sample acknowledgement panels shown on page 13 of the Notary Public Handbook. 8. [Section 14-309 and 14-310] I have received the plats indicating “For Health Department Use” but please also provide soils work to be forwarded to the Health Department. 9. [Section 14-317] Please revise the road maintenance agreement using the checklist provided. Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney’s office and may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
