Additionally the circulation up to the buildings entrance is being changed, which will require the relocation of 6 ADA spaces. The Limits of Disturbance for the project are 0.74 acres. 0.26 acres of this area is in the front of the existing building and will be used as a laydown area. The land cover condition of this area will not be modified in the post construction condition and shall be ignored from all quantity/quality calculations. The land cover condition of the 0.48 acres in the back of the building will be modified in the post condition and is thus referred to as the modified area used to for water quantity/quality calculations. Water Quality: Currently there exists 0.12 acres of manage turf and 0.36 acres of impervious cover within the limits of disturbance. In the proposed condition there will be 0.14 acres of managed turf and 0.34 acres of impervious cover. Per the Virginia Runoff Reduction Redevelopement Spreadsheet,this will require that 0.05 lbs/yr of phosphorous be removed. A biofilter is being installed to meet the required reduction. The biofilter is sized to treat 0.06 acres of impervious cover and 0.02 acres of managed turf This will provide 0.08 lb/yr of removal meeting the required reduction. Water Quantity: Channel and Flood Protection requirements are being satisfied through an overall reduction in impervious area as well as volume reductions from the biofilter. The energy balance equation was used to demonstrate channel protection compliance and is shown on the following page. Flood protection compliance is based on the fact that the Post- Developed 10 year flow is less than the Pre Developed 10 year flow. It should be noted that the CN value of 86 used in the post developed HydroCAD calculations was taken from the runoff reduction spreadsheet.
