Subject: SUB-2014-106 Cascadia BI 4-7 Phase I- Final Plat
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
1. [14-302 (A)(4)] Private easements. The final site plan has street trees located outside of the
right of way. Also there is landscaping/buffering shown on lot 16. Easements will be required
for these to be installed and maintained.
Rev1: Comment addressed.
2. [14-303 (K)] Temporary turnarounds. A temporary turnaround is needed at the end of this
phase on Delphi Lane.
Rev1: Comment addressed
3. [.14-317] Instrument evidencing maintenance of certain improvements. The following
instruments are required:
a. Deeds for private drainage easements
b. Deeds for landscape easements
c. Deed for site distance easements
d. Deed for trail easement
Rev1: Comment not addressed. Provide documentation for these instruments

Engineering Comments addressed as follows:
1)The access easement to an existing SWM pond has been vacated on sheet V3 due to road improvements
for Delphi Drive. Please show new access easement to SWM facility.
Plat revised per comment.
2)Label the public drainage easement from str 66 to the existing pond.
Plat revised per comment.
3)E1 and E2 layout is not the same as the approved site plan. Please revise.

4)Show drainage easement for diversion dikes on sheet V3. This runs east to west on northern portion of site.

5)The note"Public Drainage Easement(E335-E38)"appears to be mislabeled. Please revise E335 to E35.

6)On Sheet V3, the line separating Block 2 and Block 6 does not appear to be correct. See the approved site
plan.

7)The road bond shall be posted prior to the approval of the subdivision plat. Please submit a road bond
request.

VDOT Comments addressed as follows:
1. Please revisit the variable width of the ROW for Delphi Drive. It appears that a portion of
Delphi Drive does not match the typical section detail showing a 51' ROW width. le: C10-C9 =
50' rather than 51'.
