Ron and Johnathan,
Attached find a portion of the Code of Development for Wickham Pond 2. Note that provisions
were made for the parking for the affordable housing to be on street.
Principle 7.
Move off-street parking out of sight and encourage on-street
parking.
Parking has been relegated throughout Wickham Pond Phase II.
Single family
residences each include 2-car garages. Garages in the center of
Block 1 are accessed
via private alleys to the rear of these blocks. Affordable units in
Block 1 will utilize onstreet
parking. In Block, the commercial and reside tial buildings
include sub-surface
parking garages which are shared between uses. Additional on-
street parallel parking is
available throughout the development, in accordance with the
Neighborhood Model.

I am in receipt of the as-built plan which was a requirement of approval for SDP201200041. I have reviewed the as-built
utilities to serve the townhomes and everything is installed correctly. I hereby recommend approval of SDP201200041.
Note this is the approval for SDP201200041 only and does not constitute approval of the as-built plans.

RESPONSE: Acknowledged.
/2. [General Comment] On Sheet C-3, please insert the original proffer sheets (as attached to the email
providing these comments). The current proffer sheets shown do not match the approved proffers
show in ZMA200500018.
RESPONSE: The proffers have been replaced on Sheet C-3.

A [32.5.2.a] General information. On Sheet C-1, please revise Note 6 to indicate this parcel is zoned
Steep Slopes overlay district. We do not have a Managed Slopes overlay district.

1. Recommended show final contours 645' and 646' to limit nuisance ponding and prevent unintended
runoff to adjacent properties that may lack drainage outlets.
RESPONSE: Contour 646' has been added to the front of the towns—there is no 645' contour
between the front of the building and sidewalk. Highpoint(HP) locations have also been added to the
front yard between the raised stairs/landings. Contour 645' along the sides follows the slope between
646' and 644'. Spot elevations have been added along the rear of the building.

RESPONSE: Power/cable/phone all share the same easement and are located within the same
trench. There are no separate easements for these since they are installed as one installation. The
note on Sheet C-2 has been revised to state"Dominion Power joint use esmt(phone/cable/elect)".
With these revisions, we request final site plan approval. Please let us know as soon as possible.

Folks,
We have not heard from anyone on this subject pursuant to the recent email. Again, the issue is that the units
have been offered for sale as affordable for 2 months with no sales and we may very well be faced with the
same situation 4 months from now. If needed we are prepared to request a variance or clarification from the
BOS with this issue.
What we want to have happen is offer the affordable units for sale for 6 months if not sold they then can be
offered to the open market.
Please advise.
