Reviews Comments:Why is the 20’ drainage easement, in the North of the parcel to be subdivided, being vacated? This is
premature. The VSMP plan for Blocks 1-3 calls for the diversion dike and stormwater conveyance
channel, which are within this easement, to remain until the road system is stabilized and runoff from
lots 16-23 can be discharged to storm drains, and the storm drainage system up to structure 58A is
installed. None of this appears to have been done. Please address.

Re: SUB -2015-00169 Cascadia Phase One, Blocks 1-3 Final Plat
Dear Ms. Yaniglos,
We have reviewed the final plat for Cascadia Phase 1, Blocks 1-3 dated September 8, 2015 with
revisions dated November 4, 2015 as submitted by Dominion Engineering and offer the
following comments:
1. On Sheet V4, the drainage easement shown on TMP 78E -HI should actually be a private
drainage easement instead of a public drainage easement as previously requested.
2. Existing easements on the final plat should include the deed book and page number
references.
3. Other than items I and 2, the final plat appears acceptable.

existing ACSA sanitary sewer easements along Delphi Drive on sheet V4.

Dear Ms. Yaniglos:
We have reviewed the Cascadia Phase One- Blocks 1-3 Final Plat, as submitted by Dominion Engineering
dated September 8, 2015, and offer the following comments:
1. Sheet V3:
a. Line DE27 should be dedicated as a "20' Private Drainage Easement ".
b. Stone sewer runs 41 thru 40: There does not appear to be adequate space provided,
within the limits of the right -of -way, for the maintenance of the storm sewer. A
"Public Drainage Easement" should be dedicated a minimum of 10' from the
centerline of the proposed run.
2. Sheet V4:
a. The drainage easement located within Open Space E should be dedicated as a "Public
Drainage Easement ".
b. Storm sewer runs 8 thru 6: There does not appear to be adequate space provided,
within the limits of the right -of -way, for the maintenance of the storm sewer. A
"Public Drainage Easement" should be dedicated a minimum of 10' from the
centerline of the proposed run.
3. Sheet V5:
a. Lines DE21 and DE22 should be dedicated as a "Private Drainage Easement ".
b. The 20' Sanitary Sewer Easement line shown within the limits of the right -of -way, at
the intersection of Terrace Lane and Delphi Lane, should be trimmed out.
