Subject: SUB201500103 Tract A-1 – Family Division
The Planner will recommend approval of the plat referenced above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
Planning
1. [Comment] Please submit a notarized family division affidavit as found on page 8 of the Family Subdivision
application.
2. [Section 14-212(C) and 14-316] Please submit evidence of VDOT approval for the entrance to the new private
street.
3. [Section 14-212(D)] Please add the statement from this section to Sheet 1.
4. [Section 14-302(A)(15)] Please show the address of each owner of record.
5. [Section 14-302(B)(2)] Please add the name of the person who prepared the plat.
6. [Section 14-302(B)(7)] Please note this property is not located in an agricultural-forestal district, nor a water
supply watershed.
7. [Section 14-302(B)(8)] Please remove the “Ex.” from the parentheses regarding the 75’ public road front setback.
8. [Section 14-302(B)(10)] Please show the 100’ stream buffer from Schroeder Branch at the back of Tract A-1 and
add a note that states “The stream buffers shown hereon shall be managed in accordance with the Albemarle
County Water Protection Ordinance.”
9. [Section 14-303(N)] Please add the statement from this section to Sheet 1.
10. [Section 14-303(Q)] Please add the statement from this section to Sheet 1.
11. [Section 14-309 and 310] Please provide soils information for Health Department review and approval.
12. [Section 14-317] Please submit a private street maintenance agreement for review and approval by the County
Attorney’s office.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney’s office and may
be found at www.albemarle.org/countycode.
In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address
all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily
withdrawn.
