Dear Mr.Newberry:
The Old Trail Village Block 12, Phase B Final Plat, dated March 23, 2015, has been reviewed and we
offer the following comments:
1. It appears that the section of Claremont Lane and Rowcross Street, that is to be dedicated
to public use, is part of Block 15.
2. The plat appears to be in general agreement with the Final Site Development Plan/ Road
Plans (latest revision date of April 14, 2015), as submitted by Roudabush, Gale &
Associates. VDOT has no objection to the dedication plat as submitted.

The Planner will recommend approval of the plat referenced above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)

[Comment] On Sheets 2-4, is there a reason for the bold line that extends from the north arrow? If so,please
label appropriately. If none,please remove it.
/2. [Section 14-302(B)(5)] On Sheet 1,please revise the zoning district to be NMD,Neighborhood Model
Development.
. [Section 14-302(B)(8)] On Sheet 1 and Sheet 2,please show the side setback as 0'. Please also indicate that a
minimum 10' building separation is required by Fire/Rescue.
4. [Comment] Please confirm that Alley `A' will extend as far as necessary to serve Lots 23-24.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may
be found at www.albemarle.org/countycode.
In accord with the provisions of Section 14-229(B)of Chapter 14, if the subdivider fails to submit a revised plat to address
all of the requirements within six(6)months after the date of this letter,then the application shall be deemed voluntarily
withdrawn.
